The outdoor areas of the villa are well maintained. Going down a staircase of 12 steps leads to the swimming pool (12m x 4m) with Jacuzzi and panoramic views of the surrounding countryside. The pool is surrounded by a sun terrace with sun beds and table, chairs and sofas in the shade of a pergola.

Villa Fabbri was completely restored to its former glory while preserving the original features. The villa is beautifully furnished in classic style with original furniture of the 1800s; it is spacious and the interior is light and airy.

Villa Fabbri is on two levels. The villa is accessed through two entrances on the road. On the ground floor, after the main entrance, on the left, there is a studio. On the same level, on the right, there is a fully equipped kitchen with table and chairs and a living room with sofa, armchairs, lava stone fireplace and television. Both from the living and from the entrance you can access a dining room divided into a sitting area with sofa, and dining area with glass table and chairs. On the same floor, there is a twin bedroom and a bathroom with shower. The kitchen and living room both open onto an outdoor area with table and chairs, ideal for dining al fresco or relaxing whilst enjoying the wonderful view from the sofas in the shade of a pergola. Here is the secondary entrance to the villa from the road, through the gate that opens directly onto the outdoor area of ??the property. The villa also has a laundry room.

From the entrance, a staircase of 22 steps leads upstairs where there is a hallway leading to the bedrooms. The first floor consists of a twin bedroom, a bathroom with shower and bath, a double bedroom with a canopy bed, another bathroom with shower and even a double and a twin bedroom. On request it is possible to add three additional single beds in the hallway or in the bedrooms located on the first floor.

Villa Fabbri is located in a beautiful location on top of a hill in the small hamlet of Fabbrica. The property overlooks the beautiful Tuscan hills and is about 6.5 km from Peccioli with its restaurants and shops. It is an excellent base for exploring Tuscany. Other cities such as San Gimignano, Volterra and Pisa are all easily accessible.

On request, typical Tuscan dinners can be served to the guests. It is also possible to do a course in Art, Italian language, Cooking, Wines tasting and appreciation.
