Tolly 1 is a delightful apartment on a lovely wine producing estate immersed in the countryside yet only a short distance from the famous medieval town of San Gimignano. Prettily furnished in country style, the apartment retains all the original characteristics yet is complete with today’s modern comforts and has its’ own patio area for dining al fresco. The swimming pool is framed by gorgeous views of the countryside and glimpses of the towers of San Gimignano.

The Tolly estate has over 70 hectares of farmland including vineyards and olive groves and produces a variety of excellent wines, olive oil and other local produce, all of which can be tasted during the optional dinners the owners usually organise twice a week. At the centre of the estate is the beautiful rambling 19th Century farmhouse, which has been completely restored and now forms seven lovely apartments. Original characteristics such as beamed ceilings, and terracotta floors have all been retained whilst modern facilities including air conditioning, flat screen satellite television, ensuite bathrooms and internet connection ensure your comfort.

Close to the farmhouse is a large beautifully positioned swimming pool (12m x 6m) complete with a round children’s section. From the pool, and indeed from all corners of the estate, are stunning views of the countryside and amazing San Gimignano perched on the hillside.
Tolly 1 is a very characteristic apartment on two floors and retaining original slanted brickwork on many of its windows. The ground floor consists of a living area with dining table and chairs, settee and fully equipped kitchen area, leading though to a lounge area with settee and satellite television, Patio doors open onto the front and rear of the house at both ends. Also on the ground floor are two bedrooms, one with double bed, one with single bed, both with ensuite shower rooms. On the first floor there are a further two bedrooms, one with French bed, the other with single bed and two more ensuite shower rooms

The patio doors of the living room open onto the apartments terrace area in the garden which is furnished with table and chairs and there is a large barbeque in the grounds for guests use. With the sun setting silhouetting San Gimignano, and the unique view, it’s tempting to dine alfresco with a good bottle of the estate’s wine, or try one of the excellent selection of restaurants in the town. Tolly estate is a perfect location from which to explore the area. San Gimignano is just over 2 kms down the road, and the rest of Tuscany’s many beautiful sights such as Florence and Siena easily accessible by road or by bus and rail links from Poggibonsi.
