Villa Olivia is a large Tuscan Manor house on a lovely estate in the hills between Arezzo and Siena. Perfect for larger parties seeking peace and tranquillity, this spacious country villa retains many of its original characteristics such as oak beams, fireplaces and lovely arched windows. The private swimming pool, situated in a pretty spot in the garden in front of the villa, is surrounded by olive groves and trees creating the perfect oasis from which to relax and enjoy the peace and tranquillity of the Tuscan countryside.

The villa itself is built on a slope so although on various levels connected by internal stair cases, each level has a ground floor external access. The accommodation is centred around the main body of the villa which has lovely large arched windows and the two wings on either side. Villa Olivia is very spacious and comfortably furnished in simple country style with many family heirlooms, turn of the century pieces and wooden beams creating a warm atmosphere of a past era.

On the ground level of the villa is a large living room with sofas, armchairs, fireplace and satellite television which opens directly onto the villas’ terrace overlooking the gorgeous garden and swimming pool. On the same level is a billiard room with billiard table and bar corner complete with fridge, and a bathroom with bath tub, basin and w.c. On the upper floor is a dining room with 2 large dining tables and seating to accommodate the whole party, and a traditional kitchen complete with fireplace. Both the kitchen and dining room have lovely arched windows framing a view of the grounds.

At various levels and spread over the villa are a total of nine bedrooms and ten bathrooms, as well as two further little sitting rooms both with table, chairs and fireplace. On the upper floor of the central part of the villa are two double bedrooms, one twin bedroom (which converts to a double on request) and a single bedroom as well as three bathrooms (one with bath the other two with shower).

In the two wings are a further twin bedroom (which converts to a double on request), a bathroom with bathtub, a double bedroom with ensuite shower room, a suite style bedroom with double bed, sitting area and ensuite bathroom, a bedroom with double bed with fireplace, kitchen corner and ensuite bathroom with its access directly to the garden. There is a further section with access directly to the garden with a double bedroom with fireplace and ensuite shower room, a kitchen area and a bathroom.

In front of the villa there is a large paved terrace furnished with table and chairs for dining al fresco, and there is a barbecue for guests use. Situated in a lovely position in the garden is a pretty swimming pool (12m x 6m). Surrounded by lawns and bordered by silvery olive trees the pool is perfect spot to relax and enjoy the peace and tranquillity of the countryside. There is a separate laundry room with washing machine and dryer available, and parking is in the grounds of the villa which is fully enclosed.

Just 2.3 kms from Villa Olivia there is a restaurant and grocers shop, a further selection are available in a little local town 4kms away and there is a larger town with supermarket and more amenities at Bucine approx ten minutes drive away. Although immersed in the beautiful countryside Villa Olivia is a great base from which to explore the area. Both Arezzo famous for the artist Piero della Francesca frescos in the cathedral, and Siena with its shell shaped Piazza del Campo are just half an hours’ drive away and Florence is easily reached too by nearby road and rail links. The villa is located on the edge of the Chianti area, so the lovely villages and local vineyards can be lazily explored. Further afield even Pienza, Montepulciano and the Umbrian towns of Perugia and Assisi are within easy driving distance.
