Villa Martini has been carefully restored retaining all of its' original characteristics such as beamed ceilings and terracotta floors which are complemented by the traditional country furnishings creating a wonderful rustic and homely atmosphere with the addition of welcome modern comforts.

The entrance to the main villa is on the ground floor and consists of an inviting living area with a fully equipped country style eat in kitchen area with dining table and chairs, a lovely original fireplace, and a settee (which can convert to a double bed on request to accommodate up to two extra persons). Off the kitchen area is a lounge with settees and television, and also on this floor 3 steps lead to a shower room.

The first floor is reached by an internal staircase and consists of three pretty bedrooms, one with double bed and ensuite bathroom, another with double bed and adjacent shower room, the third with double bed (can convert to a twin on request) and gallery floor with two extra single beds, and a further shower room.

A few steps from the villa is a pretty little detached annex which, originally a little farm building, has now been transformed into a characteristic dependence with a double bedroom (converts to a twin on request), shower room and its' own shaded terrace.
In a wonderful sunny position in the grounds is a private swimming pool (10m x 5m) which is surrounded by lawns and furnished with sun loungers and a pergola providing shade, the perfect spot for soaking up the sun, relaxing or taking a cooling dip.

Set in the lovely gardens between villa and the pool is a pretty terrace, also shaded by a pergola, with large table and seating for 12 persons, as well as a built in barbeque; great for leisurely meals al fresco. The attentive owners have added modern comforts to the villa, such as fly screens, washing machine, satellite television, Dvd player and Hifi stereo. WiFi internet connection and a telephone are also available.

The nearest supermarket is 2km away and the nearest town of Castiglion Fiorentino at just 8km has a good selection of shops, amenities and choice of local restaurants. When you can tear yourself away from this lovely country retreat there are the endless sights of Tuscany to see. The lovely towns of Cortona and Arezzo are close by, or visit Montepulciano famous for its wine. The incredible art cities of Florence, Siena and San Gimignano are lovely days out and even the region of Umbria can be explored from here.
