Villa Guardian has been restored with great care and attention, leaving all of the original characteristics intact. The furnishings have been carefully chosen to reflect the true Tuscan style of the house and modern comforts have been added. The villa is on two floors and actually forms two separate apartments, one on each floor connected via the exterior, so perfect for larger parties whilst still offering privacy. On the ground floor there is a large dining area which can happily seat the whole party for convivial evenings together and there are two outdoor terraces both furnished with table and chairs for dining al fresco, and a barbeque and wood burning pizza oven for guests use.

The ground level of the villa consists of a gorgeous living room with a lovely vaulted ceiling, traditional fireplace, large table with seating for 8 – 10 persons, a fully equipped kitchen area and pretty archway leading to a sitting area with settees. On the same level there is a double bedroom with ensuite bathroom, a twin bedroom and a shower room. The ground level living room opens onto a lovely terrace furnished with table and chairs which overlooks the grounds and pool below. As the house is built on a slope both the lower and upper floors have their own separate entrances. The entrance to the first floor is on the other side of the house via a further terrace area shaded by a cane pergola and also furnished with table and chairs. Steps lead to a little covered loggia which opens directly into the first floor living area, which has a dining table and chairs, fireplace, fully equipped kitchen area and archway leading to a cosy sitting area with settees (one of which converts to a bed on request to accommodate extra persons). Also on this level is a double bedroom with settee and ensuite bathroom, a twin bedroom and a further bathroom.

As well as being well appointed and comfortably furnished in lovely Tuscan style, modern comforts have been added to the villa, with fly screens at the windows, a washing machine on each floor and WiFi internet connection and a telephone (incoming calls) are also available. A little welcome hamper attends you on arrival and a selection of wines are available at the villa for purchase. The exterior of the villa is just as pretty, with well kept landscaped gardens and a private swimming pool (10m x 5m) situated in a lovely position in the terraced grounds below. The pool, surrounded by lawns and colourful flower beds is furnished with sunloungers and enjoys a lovely panorama over the valley with the town of Castiglion Fiorentino on the hill.
The town has a good selection of shops and facilities and is only 2km away. The location of Villa Guardian is perfect for visiting the rest of Tuscany too. Cortona and Arezzo are within easy driving distance, as is Montepulciano and beautiful Pienza.
